Built in the late 1950’s. Approximately
50,000 sq. ft., functioned as a novitiate/junior college, a convent
and a retirement home for the sisters. Currently has 26 bedrooms

There are two adjoining parcels of land totaling approximately
155 acres. The building is on approximately 5 acres including
the gardens, etc. Approximately 60 acres are rented and farmed.
The remainder of the land is wooded and/or flood area. The
Red Lake River is the property boundary on most of the west
and north sides and part of the east. Highway 2 is the south
border. The property surrounding the building is nicely landscaped.

Heat: A three-year-old, off-peak electric boiler
is the primary source of heat and is backed up by a recently
refurbished older boiler that operates on propane. The electric
water heater is four years old and also operates off peak and
there is a 1,000-gallon hot water storage tank.
Water: There are two wells, an 8-inch, 230 foot well that
supplies up to 250 gallons of water a minute of very good water.
It contains only 8 grams of hardness and was used by Bridgeman
Creameries when they operated in Crookston. The second is a
4-inch well that is 170 feet deep.
Sewer: There are two waste water systems, a storm sewer and
a sanitary sewer. The sanitary sewer has a 10,000 septic tank
and a very large drain field.
Emergency Generator: There is a 170 KW older generator that
easily carries the total electric load.
Fire Safety: The building is 100% sprinkled and it is monitored
for smoke and heat through a Simplex system, which is online
to the fire station.
Utility Costs: Electric bill for May 2003 to May 2004 was
$31,341 and the approximately 4,400 gallons of propane cost
$4,102 during the same period.
