Building Description:
Building A built in 1985 is a one story 38,400 sq ft tilt-up concrete building with 20 foot clear ceiling and 24 foot walls and 5 inch concrete floor. It contains 23,600 sq ft of production space with central compressed air and vacuum system with air make up units. There is a sprinkler system throughout the facility. There are 4 overhead cranes with 2 ton capacity. Electrical service is 120/208 volt with two 800 amp main panels and hot water boiler system for heating. The overhead door is 16’ by 14’. The building contains an air conditioned office suite on the main level and meeting and break rooms on the second floor with a combined total of 7,916 sq ft.

Building B built in 1994 is a one story steel structure with 20,496 sq ft of production area with a 5 inch concrete floor. The building is insulated and used for finishing and shipping/receiving. There are bathrooms on the main floor and an office area of 1,008 sq ft on the second floor. Electrical system is an 800 amp main panel and heating is by gas heaters with air make up unit. There are two overhead doors associated with a shipping/receiving well and an additional overhead door for production work.

Building C built in 2000 is a pole framed structure of 4,800 sq ft utilized for non-heated storage.

Lot Description:

The site consists of 371,114 square feet at the intersection of Bruce and 3rd Avenue Southwest. It is zoned for heavy industrial with water, sanitary sewer and storm sewer from the City of Crookston. Natural gas is provided by Great Plains Natural Gas and electricity by Otter Tail Power Company. There site has concrete curbs, gutters and street lights with security fence. 41,490 sq ft on the site is paved for parking of 80 cars and connects the buildings.
